If you use '-ㄴ- or '-은-' just right before 다, like '지친다', it adds the meaning of 'now I am doing..''
So, 지친다 means 'I'm now tired of something'. Because it adds the meaning of 'now', it also emphasize that I'm much more tired than any other time.
That's why many songs on love use the particle with verb '지치다', because you'll feel so much tired and exhausted after saying good bye to your ex.
